1.     Implement the Project Initiation Process (PIP) for all new projects, assign responsibilities, and share with stakeholders.

2.     Perform scheduled financial and operational analysis and reporting to illustrate controls over the actual, planned, and proposed spend of capital.

3.     Prepare project status reports (timeline and budget) and share them with all stakeholders.

4.      Responsible for detecting financial discrepancies during the preparation of expense reports from the ERP system, particularly in connection with OPS projects. Additionally, in charge of allocating Project IDs within the ERP system for newly initiated projects, exclusive to the OPS department.

5.     Conduct regular site audits to monitor project progress, following the directions of the Chief Operating Officer.

6.     Properly track and provide real-time information for requests, projects, and budgets, keeping a focus on milestone data integrity in order to easily communicate program updates and expected timelines.

7.     Prepare and present weekly project status updates to the Project lead in a structured format and highlight any project risks in a concise and precise form.

8.     Lead assigned all site Project Steering Committees (PSC), ensuring the smooth functioning of site activities and inter-department coordination.

9.     Implement the Project Closing Process (PCP) for all new projects and share it with stakeholders.

10.  Perform any other duties assigned by the Chief Operating Officer (COO) or Upper Management.

11.  Manage and supervise direct reports.

12.  Conduct Quarterly Performance Evaluations of each direct report.

13.  Assist HR in the hiring of Project Management Office (PMO) staff by participating in interviews and technical assessments.

14.  Guiding the hostel warden and staff on day-to-day operations, preparing the annual budget, conducting monthly financial reconciliations, and ensuring that hostel policies are regularly updated and properly enforced.

Qualifications:

  • Master's degree in Project Management or MBA in the related field.
  • Proven 8+ years of experience in project management, preferably in the real estate industry.
  • Professional Project Management certification is a plus.
  • Familiarity with ERP systems and project tracking tools.
  • Knowledge/experience in the use of Project Management software/tools
