Manager Finance & Accounts - Real Estate Developments

Job Summary
Our client, a dynamic and rapidly expanding private property developer headquartered in Dubai, UAE, is seeking a seasoned Manager Finance & Accounts to lead the financial operations of their Karachi office. This pivotal role requires close collaboration with the Finance Department at the UAE headquarters to ensure seamless financial management across borders. The ideal candidate will bring a minimum of 10 years’ experience in finance and accounting, including senior leadership roles, preferably within real estate development, capital project financing, or investment structuring. This position demands strong expertise in financial operations, regulatory compliance (including IFRS and VAT), and cross-border coordination. Experience in joint venture structuring, financial planning and analysis, and supporting international operations is essential.

Key Responsibilities
- Lead and oversee all finance and accounting functions at the Karachi office, maintaining effective coordination with the UAE head office to support overall business objectives.
- Manage comprehensive financial reporting, budgeting, forecasting, and internal control processes to ensure accuracy and compliance with corporate standards.
- Develop and execute financial strategies tailored to large-scale real estate investments and capital projects, driving sustainable growth.
- Ensure strict compliance with IFRS, UAE VAT, and corporate tax regulations by maintaining accurate, timely, and transparent financial records.
- Build and maintain strong working relationships with auditors, banking partners, and financial advisors to facilitate smooth financial operations.
- Oversee cash flow management, variance analysis, and treasury planning across multi-phase property development projects, ensuring optimal liquidity and resource allocation.
- Support due diligence efforts, financial modeling, and investment analysis for joint ventures, land acquisitions, and development deals, providing critical insights for decision-making.
- Collaborate closely with UAE-based legal, commercial, and project teams on high-value real estate transactions to align financial and operational goals.
- Lead internal audits and implement robust financial governance protocols aligned with the company’s growth strategy and compliance requirements.
- Provide strategic financial insights and reports to senior leadership in the UAE, enabling informed business decisions.
- Stay updated on UAE real estate finance regulations, market trends, and best practices to ensure ongoing compliance and competitive advantage.

Required Qualifications
- Chartered Accountant (CA) or ACCA qualification is mandatory.
- At least 10 years of progressive experience in finance and accounting, including a minimum of 5 years in senior leadership roles.
- Proven expertise in the real estate development sector, with experience supporting international operations or offshore finance functions.
- Demonstrated ability to coordinate effectively with UAE-based entities, with familiarity in Dubai Land Department (DLD), Real Estate Regulatory Agency (RERA), and UAE tax regulations considered a strong advantage.
- Strong financial modeling, budgeting, and investment analysis capabilities.
- Proficiency in ERP and accounting systems such as QuickBooks, SAP, or Oracle.
- Advanced skills in Excel and data analysis.

This is a full-time, in-person role based in Karachi. Candidates will be required to discuss the largest capital investment or development project they have overseen financially, confirm their CA or ACCA qualification, and detail their experience leading or contributing to large-scale property development projects.
